Applying for a Loan
As lending institutions are getting back in line with traditional review processes, we have tried to list out what you should have in hand at the time of your loan application. The underwriting process will be expedited providing the underwriter has all of this information at their grasps when initially reviewing your loan application. If the underwriter needs to request this information after their initial review it may cause your file to be placed behind a better prepared file and could cause a delay in the closing of your home. It is our goal to get your loan approved and you in your new home in 30 days or less from application. However, it is imperative that any information that is requested of you be submitted to the underwriter as expeditiously as possible.
Please note this is not a complete list of all that the underwriter will need for your approval, but it will provide was is necessary to thoroughly review your financial information to determine what else might be needed to approve your loan.
Items Needed For Loan Approval
Pay Stubs
- One Full Month For Each Applicant
Tax & Income Information
Salaried & Hourly Employees
- W2’s for the past 2 years
Commissioned, Bonus or 1099 Income
- Complete Federal tax returns for the past 2 years (Including W2’s, 1099’s and all schedules)
Self Employed
- Two most recent tax returns (ALL SCHEDULES)
Assets Statements
Two most recent statements for all accounts (all pages and no screen prints). If you receive quarterly statements, please provide the most recent.
